Tenant Application Process
- Call Helena to check availability and schedule an appointment to see the property of interest
- Appointments are available Monday-Thursday after 3:30 PM, Fridays and Saturdays by request with 2-3 days advance notice
- Submit an application to helenwoollc@gmail.com or in person to the Bill, the manager
- Application fee is $25 per person 18 years of age or older, nonrefundable. Payment is given to the manager or sent to: Helen Woo LLC c/o Bill Hotchkin P.O. Box 1461 Pullman, WA 99163
- Make checks payable to: Helen Woo LLC

Tenant Screening Criteria
- Once the COMPLETED application (correct and detailed) and fees are received for each adult occupant, processing will begin. This can take 3-5 business days
- Tenant applicants must submit a valid government issued photo ID
- Prior to approval, a short phone interview is required
- An independent third party vendor will provide a credit, eviction, and criminal background check
Tenant Approval Expectations
- Applications are processed on a 1st come 1st serve basis after you or a representative have viewed the property
- Upon APPROVAL of an application you will receive an email
- You will have 72 hours after APPROVAL to sign a Holding Agreement with a Holding (reservation) Deposit
- Reservation Deposits will convert to your security deposit once the lease is signed
- Once approved, the first and last month's rent plus a security deposit of $350 is due and are to be paid in Guaranteed Funds-money order or cashier's check. No personal checks or cash
- All tenants should carry renter's insurance
- All tenant utilities (Avista) will need to be transferred into the care of the tenant beginning on the day the lease STARTS and to continue until the day the lease ENDS, which may not be the same as the move-out date
